I assist Buyers through the entire purchasing process from start to finish. I take them to a reputable lender who offers a variety of loans to find the best terms for the amount they are comfortable with and I follow through the entire loan process. Once they tell me how much they can afford, I constantly search for and preview homes that appear to match their desires. When the right property is found, I negotiate their offer to a signed contract. Then, I order all the necessary inspections and oversee any repairs the Seller should make. Lastly, I have the final walk-through through and, if they are satisfied with everything, we all go to the closing.
For Sellers, I inspect their property and prepare a market analysis so they know realistically what their home would bring in today's market. If staging is needed to show the home to its best advantage, I do that. Once the home is ready for market, I mail postcards to neighbors giving them details. I advertise the house in color on multiple websites and in the local real estate magazine, plus stage weekly Open Houses until the Sellers receive an acceptable offer.
If there is a lender involved, I meet with the appraiser and all the inspectors and provide comparable sales to justify the contract price. If necessary, I make sure the home is ready for closing, even arranging for a mover and a cleaner for the final buyer walk-through. If the Sellers are leaving the local area, I refer them to an experienced agent in their new area. I arrange things so there can be back-to-back closings. Finally, I accompany or represent the Sellers at the closing.
Although I never served myself, I am the daughter, sister and wife of veterans. I am so appreciative of their service. If they are Buyers and using their VA loan benefits I ensure that they go to an experienced VA lender and get the lowest rate possible. Plus, I will offer them a home inspection or a home warranty at closing. If they are the Sellers, I will offer either a home warranty or home inspection at the time of listing, all to be credited to them at closing. Or, they can receive the equivalent towards their closing costs. As a realtor with over 30 years of experience, I have always made sure the veteran got the best possible outcome in all the real estate transactions in which I was involved.
